This singular, six-story, 164,000 square foot building is distinguished by slanted box geometry and features a facade clad with an exterior insulation and finish system interspersed with bands of aluminum-framed windows. Since its completion, water leakages had resulted in facade deterioration and damage to interior finishes at the exterior walls and ceilings. RRJ revealed that water leakage at the exterior walls attributed to various anomalies associated with the window system, sealants, and the facade.  RRJ recommended remedial long-term solutions along with further study and water testing to determine the extent of the other envelope problems.

Scope of Services

  • Investigate façade leakage
  • Conduct construction document review
  • Perform visual observation of building condition
