Williamsburg Landing

Williamsburg Landing is a premier continuing care retirement community nestled on 137 wooded acres along the banks of College Creek.  The community offers resort-style amenities for wellness and fitness, including a health club and spa featuring a 20-meter heated pool and hot tub.  Condensation problems had manifested in the pool center, visible by moisture dripping in the cold weather months and water stains on the interior finishes, roof sheathing, framing, and insulation.

RRJ was retained to investigate the condensation performance problems of the pool enclosure.  RRJ’s initial scope was to evaluate the design and construction of the pool enclosure with options for a repair approach.  Based on the visual observations and review of the roof design and construction, RRJ prepared repair details and a moisture migration analysis model to develop the repair concept to correct the pool roof condensation problems.

The repair design consisted of removing the existing roof shingles, sheathing, and insulation and then re-sheath the roof and apply an adhered vapor and air barrier, a layer of ventilated insulation with a nailable base, and new shingles.
